Moisture Intrusion Investigation – Pennybyrn at Maryfield

HICAPS performed investigations to identify the sources of moisture intrusion potentially leading to microbial growth under resident units at the facility and to assess moisture-related damage. The investigations included inspections of the grades around each unit, below-grade foundation vents, drainage systems and sump pumps and ground moisture, visual and IR thermographic inspections of interior foundation walls and HVAC and exhaust ductwork and moisture content measurements of building materials. A report including recommended steps for addressing identified sources of moisture and moisture-related damage was prepared and presented to the owner. HICAPS then transitioned into a construction manager as agent role to administer remediation design and contracting activities on behalf of the owner.
