HICAPS, Inc. is a full-service construction management company providing construction management services to our clients for over 25 years. We provide a centralized approach to construction management and contracting, incorporating a variety of methods and delivery systems in order to produce quality results in the most time and cost-effective manner.
Our Team has extensive construction experience with a diverse portfolio of clients and projects. We have provided construction management services on a variety of projects utilizing various contract formats. We have managed, single prime contracts, multi-prime contracts, as well as CM at risk contracts. We have extensive knowledge on the design, construction, and occupation of all types of construction.
Program & Project Management
HICAPS' Construction Management Team provides management services to meet our Client's project expectations while mitigating their risk during the planning, design, construction and owner occupation phases of a project and/or program. Our approach to ensure this success is to fully understand the goals and objectives of our Client, and to identify the technical expertise and delivery system to offer the optimum project solution. Once this project solution/plan is developed, then our team of experts will implement the plan on behalf of our Client.

Planning and Critical Path Method (CPM) Scheduling
HICAPS specializes in providing Critical Path Method (CPM) scheduling and project controls. HICAPS CPM scheduling and project controls consultants are experienced in developing, analyzing, updating and monitoring project schedules and other project reporting procedures. HICAPS customizes our CPM scheduling and project controls services to our clients’ specific needs.

General Contracting
HICAPS' approach to general contracting is one where we assist the owner through the building process, allowing an owner to be involved as much or as little as they feel comfortable with. HICAPS holds an unlimited general contracting license in North Carolina, South Carolina, Commonwealth of Virginia, and Florida, with licenses in Tennessee and Georgia pending. HICAPS' Construction Management Team is experienced in many delivery systems to include but not limited to Construction Management "At Risk", Design Build, Design Bid Build and Negotiated Contracting. The combined knowledge of the HICAPS' Construction Management Team gives us the ability to provide our clients with complete Design Build services. HICAPS can contract directly with subcontractors and oversee all facets of the project including construction design and subcontract management. We strive to set an example for the contractors we work with by showing them how to do it right the first time.

Funds Management
HICAPS offers construction loan monitoring and inspection services to construction lenders and equity participants who provide funds to finance construction projects. HICAPS' construction loan monitoring and inspection services are typically provided in two distinct phases: a Preconstruction Review and Construction Inspections, which is usually on-site and scheduled at regular intervals.

On-Site Owner Representation
HICAPS has proven construction managers and superintendents on staff who perform On-Site Owner Representation services. In this role, HICAPS becomes an extension to the Owner’s staff and provides construction expertise in order for an owner to feel comfortable during the design and building process. HICAPS' sole responsibility is to ensure the Owner’s rights are protected and that they are receiving a project that is fair in price, constructed soundly and per the design and specifications and delivered on time.

Contract Administration
Contract administration includes negotiating the terms and conditions of contracts and ensuring compliance with those terms and conditions, as well as documenting and agreeing on any changes that may arise during its implementation or execution. It can be summarized as the process of systematically and efficiently managing contracts as well as their execution and analysis for the purpose of maximizing financial and operational performance and minimizing risk.
